City of Atlanta Energy Savings Performance Contract – City Hall

As part of the city led ESPC (Energy Savings Performance Contracting) program McKenney’s has been performing energy renovations at the historic Atlanta city hall building. 

Teaming with Johnson Controls the Building Performance Team participated in numerous site walks, and developed over 30 different Energy Conservation Measures (ECM) for several different facilities.  These projects were developed at risk to support the team in developing the overall project scope for the city.  Once these scopes were selected by the city McKenney’s continued to support the project as the designer of recorder and the installation contractor.    

Built in 1930Atlanta City Hall presents its own unique challenges for the project team.  It is a high-profile building with business critical to the operation of the city being conducted daily.  McKenney’s field teams had to perform complicated equipment replacements over weekends ensuring that the building was back up and running by 6 am Monday morning.  This required the coordination of multiple crafts all working in tight spaces.  An aging pneumatic controls system was replaced with a state of the art DDC system.   The mechanical scope of work ranged from replacing VAV’s in office areas, to installing new VFD compatible motors on existing air handlers.  The roof of the 6th floor penthouse had to have a large section removed to facilitate the replacement of 2 600TN chillers.  This required close coordination with structural engineers, and multiple street closures for a large 300TN crane.   Large air handling units that where replacement was not possible were rebuilt in place over the course of a weekend.  This required innovative solutions to get work in place were accessibility was at a minimum. All this work was performed with minimum impacts to the operations of the building. 

We continue to look for opportunities to bring value to our customers by teaming in the development of ESPC work in facilities like City Hall.    Our goal is to work together to bring innovative and sustainable solutions that meet the customers’ needs.
